Belvedere House, Basingstoke - Refurbishment
SEA Consulting we brought in to deal with troublesome air-cooled chillers and Building Management Software (BMS) system that served the whole building occupied by serviced offices with multiple tenants.
Additionally the client wanted to look into long term options with regards to improving the EPC rating and potentially replace the chilled beam set up with VRF air conditioning systems.
The building was constructed specifically for ceiling beams to be installed and left the the tenanted spaces with very low ceilings. This construction made it very difficult to install alternative air conditioning systems that would work with the clients needs.
After looking into various options and discussing the solutions with the client, the plan focused on extending the life of the the existing equipment. It was established that replacing the Chillers and BMS equipment, whilst refurbishing the chilled beams would be the most cost effective solution.
The refurbishment of the buidling services had to take place while existing tenants remained in occupation. A plan of works was designed for for the contractors to carry out the works with minimum disruption to the tenants.
