Government legislation now requires mandatory energy-related surveys on buildings, which are currently the main contributor to carbon emissions within the UK.
Buildings are complex structures. Each with a unique heating and light system, designed specifically for that building and the needs of its occupants. These surveys are an effort to identify areas of high energy usage and help reduce a building's consumption and, thus, the associated running costs and carbon emissions.

Energy Performance Certificates - EPCs
EPCs are valid for 10 years and are required by law when a building is constructed, sold, or put up for rent. Using building modeling software the energy efficiency of a building is assessed to give the property a grade of A-G.
Minimum Energy Standards
Since April 2018, all rented property must abide by the Minimum Energy Efficiency Standard Regulations (MEES).
The new legal standard brings threats and opportunities for landlords, management firms, freehold investors, and developers.
Following the energy government's white paper in 2020, the following targets have been outlined.
SEA Consulting assists many landlords and property management companies with their building portfolios that do not meet the required grade, from small retail to large stand-alone office buildings. We are qualified to produce Level 3, 4, and 5 EPCs and use top-level engineers qualified within building services. SEA Ltd can identify the most cost-effective measures that can improve the property's grade to the desired grade.

- From 1 April 2018 - Non-domestic commercial properties being let to new tenants or leases being renewed/extended to existing tenants require an EPC Grade E or better.
- From 1 April 2023 - ALL non-domestic properties being let must have an EPC Grade E or better. This will include properties with existing tenants on long leases.
Following the energy government's white paper in 2020, the following targets have been outlined.
- By 1 April 2025. ALL non-domestic properties being let must have a valid EPC registered on the national database, no matter what the building's occupancy situation is.
- By 1 April 2027, ALL non-domestic properties being let must have an EPC Grade C or better.
- By 1 April 2030, ALL non-domestic properties being let must have an EPC Grade B or better.

TM44 Air Conditioning Inspections (ACI)
Building owners and managers have statutory obligations to ensure that air conditioning systems are inspected by a qualified and accredited air-conditioning inspector. Buildings with total systems output of over 12 kW (approx. 3 wall units) require inspections every 5 years.
SEA Consulting can not only provide you with your legal compliance but can also identify any operational improvements to help reduce your ongoing running costs and help lower your carbon emissions.
Having detailed information on your building and its services can reduce your potential costs by spotting issues earlier.
Therefore they should be kept safe and available on demand.
Information you should keep and supply when possible:
+ Air Conditioning Asset List
+ F Gas Register
+ Maintenance Reports
TM44 ACIs are part of the Energy Performance of Buildings Directive (EPBD)

Energy Saving Opportunity Scheme (ESOS)
Companies with more than 250 employees or a turnover of £50 million are legally required to have the company's energy usage evaluated every 4 years.
The Energy Saving Opportunity Scheme (ESOS) assesses 12 months of energy use every 4 years, to identify where energy is being used within the company. Under the legislation, 90% of all the total energy being used must be measured and audited, across all company premises. This includes company vehicles, transport, and private vehicles (where used for business purposes).
With energy costs rising, identifying areas of high usage can help reduce running costs and their associated carbon emissions. SEA Consulting can not only provide you with you legal compliance, but as building services design engineers, we have an in-depth knowledge of how the energy of installed equipment is used within a building and where cost-effective solutions can be found.
